GENERAL COMMITTEE MEETING AGENDA 17 OCTOBER 2016
(e) This is also evidence of termite workings present on the northern face of this section of the
wall that is common with the kitchen and the raised dining area.
(f) The floor coverings in the kitchen and the raised dining area near the kitchen should not be
removed unless samples are taken and analysed in order to ascertain whether or not they
contain asbestos.
This is a precautionary measure for any areas that have vinyl sheeting laid prior to 1990.
(f) The kitchen is at a stage that it would be prudent to replace same at the time the asbestos
containing products are removed.
(xi). | STAGE AREA, ASSOCIATED ROOMS & STAIRS:
(a) The room to the south eastern corner of the stage area and which is located in the south
eastern corner of the original hall is exhibiting evidence of water penetration. This can be
addressed at the time the rainwater downpipe outside of this area is repaired after the
chamfer boards are reinstated on the southern external wall.
(b) The stairs that lead down from the east of the stage to the servery area, should be
reassessed and made safe in relation to the rises and goings etc.
(XII). STORAGE ROOM & LOFT ABOVE (South western corner):
(a) The store room to the lower south western corner of the building and which is located under
the upper south western storage loft, was not accessed at the time of this inspection as it
was locked and the RSL doesn’t have a key for this storage room.
3.006 INTERIOR OF THE ROOF SPACE & CEILING:
(a) The roof space over the north eastern corner of the main roof to the building is exhibiting
the effects of significant damage caused by subterranean termites.
This area is generally confined to the north eastern hip and valley section of the main roof,
however there are other areas that are exhibiting the effects of termite infestation/damage.
These areas include but are not limited to some cripple rafters over the female toilet area,
the VJ pine ceiling over female toilets, the bottom of the northern gable area, the eastern
gable section to the east of this north eastern hip and valley area and to the trim to the
southern side of the ceiling over the projector room, but not limited to these areas.
The damage to the hip board, valley rafter and the cripple and creeper rafters is a significant
structural item that will require repair as soon as possible, but before the summer storm
season.
(b) The repair work is not particularly difficult for a competent builder/tradesman and is but
only a small part of the building as a whole.
IT IS CRITICAL THAT NO ONE WALKS ON THE ROOF ABOVE THIS AREA, AS THEY WILL
COLLAPSE PART OF THIS SECTION OF THE ROOF.
