PLANNING & ENVIRONMENT COMMITTEE MEETING AGENDA 6 SEPTEMBER 2022
The proposal involves the provision of a paved public pedestrian/cycle pathway along the length
of the eastern boundary which is included in the impervious area calculation for stormwater. Due
to the pathway providing public access from Wimmers Lane to Emerald Street it is considered
appropriate that this area be deducted from the charges in respect to stormwater.

5. CONCLUSION & REASONS FOR DECISION
The application seeks approval to develop the site for a two storey office building with vehicular
access taken from Wimmers Lane. The proposed building form is consistent with the Cooroy
character and provides appropriate setbacks and landscaping to the street and surrounds. The
provision of a parapet to Emerald Street results in the building exceeding building height
requirements by 0.5 metres which is considered acceptable due to the small area of encroachment
and the building form. The development does not meet minimum carparking requirements however
due to the dedication of part of the site to the Wimmers Lane road reserve and the provision of a
2.0 metre wide pedestrian/cycle pathway along the entire eastern boundary which promotes
alternative modes of transport, the reduced carparking is considered acceptable.
