                     a. Existing Topography
The site is currently developed, accommodating the existing Tewantin Noosa RSL Club, a low-
set timber and brick house and bitumen paving and car-parking, covering a total of
approximately 96% of the site. The balance of the site (160m2) is landscaped with a series of
garden beds containing shrubs and several medium sized trees.

The site grades from a level of approximately RL8.2 in the north-west corner on Memorial
Avenue Street down to approximately RL5.0 in the south-west corner at the corner of
Memorial Avenue and Doonella Street. A detailed survey has been conducted on this site by
Statewide Survey Group Pty Ltd, dated 25 March 2015. Refer to Appendix A for current survey
plan. The site is generally bounded by commercial buildings with several high-set individual
dwellings to the south in Doonella Street.

                     b. Proposed Land Use
The proposed development involves staged extensions to the existing building, demolition of
the timber and brick building at the rear in Pelican Street as well as associated car parking.

Refer attached Appendix B for proposed layout plans and details.

 2. Erosion and Sediment Control
Using the Noosa Sediment and Erosion Control Assessment form in Appendix C, it is
considered that the erosion risk proposed by the site is low as the proposed development
involves an area of land which will only be exposed for a minimal amount of time during the
earthworks required for service trenching and constructing the new building platforms and
car-parking. The trenches will only be exposed while the services are being installed and then
will be covered by the proposed building works. To further mitigate the impact of the
development construction an Erosion and Sediment Control Plan will be prepared during
detailed design stage. Appendix D shows the International Erosion Control Association
Australasia (AustIECA) standard drawings and control notes applicable to this development.

The construction contractor is responsible for ensuring that soil and debris does not leave the
site as well as the confines of the construction zone and is not deposited on external roads or
existing in-use areas due to the proposed earthworks and construction activity.

     Acid Sulphate Soils
The local council is listed in Table 4: Acid sulphate soils-affected local government areas in
State Planning Policy April 2016 (SPP 2016) and therefore this development application
requires compliance with the SPP 2016 acid sulphate soils development objectives.

Acid sulphate soil testing is typically conducted in areas with reduced levels of less than 5.0m
Australian Height Datum (AHD) as stated in SPP 2016. This policy also states that
