PLANNING & ENVIRONMENT COMMITTEE MEETING AGENDA 11 JUNE 2019
The applicant submits that the proposed detached houses and multiple dwelling units are located
on areas that have limited ecological significance with the balance of the site proposed to be
rehabilitated. An overall approach to managing slope stability is to have a ‘non-worsening’ impact
on slope stability with specialist recommendations provided in the application regarding dwelling
and driveway footings, earthworks and drainage.
A combined development footprint for the 14 dwelling units and structures, including the
driveway, amounts to an area of 0.57ha. The applicant considers the development footprint has
been aligned to the least constrained parts of the land and the site can be safely and responsibly
developed.
The application includes an Environmental Connectivity Plan (refer to Figure 4) which identifies a
wildlife corridor to be maintained through the site, connecting with existing tracts of vegetation
surrounding the site and the national park.
Figure 4: Environmental Connectivity Plan
The Reconfiguration of a Lot (1 into 4 lots plus Access Easement) component of the

specifically proposed to be retained. ;
Lot 2 – 1,050m² (contains a nominated building envelope for 1 detached house and
environmental covenant over the balance of the lot);
Lot 3 – 950m² (contains a nominated building envelope for 1 detached house and
environmental covenant over the balance of the lot).
This lot is proposed to utilise the benefit of the following easements on the adjoining
property to the east, being Peppers Resort:
o Easement L SP207304 for access; and
o Easements M and P on SP207304 for bin storage.
The easements have effect upon approval and commencement of the use. There is
currently no permitted access to Lot 3 from Peppers Resort for construction purposes
under the current easement.
