3.0   Site & Context Analysis
       3.1   Local Context Analysis

             The subject site is located at 5 Memorial Ave, Tewantin QLD and is described as Lot 3 on T16319 and Lot 10 on
             SP273411. It is bound by 4 roads, Memorial Ave to the west, Poinciana Ave to the north, Pelican St to the east
             and Doonella St to the south, see Figure 1. The subject site is of rectangular configuration, comprises two titles
             and has a total site area of 6,685m2. The subject land is currently occupied by a number of buildings and
             structures associated with the use of the Tewantin Noosa RSL.

             The site is characterised by the following features:

                  The site has is bounded by 4 roads; Memorial Ave, Doonella St, Pelican St and Poinciana Ave. Access to
                   the site is taken from a number of crossovers from all road frontages.

                  The site is currently occupied by a number of buildings and structures. Currently onsite is a Post Office, the
                   Noosa Regional Gallery, Vacant Commercial buildings and the existing Noosa Tewantin RSL.

                  The subject land is characterised by relatively level topography with a fall in natural ground to the south east
                   corner of the allotment.

                  The site contains sporadic vegetation, predominantly along the site boundaries. The site does not contain
                   any mapped regulated vegetation.

                  Council’s reticulated water and sewer infrastructure are all available to the subject site and the current
                   buildings located onsite are connected to these services.


       3.2   Surrounding Development

             The subject site is surrounded by various uses. The site is on the perimeter of the Tewantin Business Centre, see
             Figure 2. Land uses on adjoining allotments are described below:

             North:
             To the north of the site is Poinciana Ave. Poinciana Ave is considered to be the main street of Tewantin. Beyond
             this is the RSL Memorial Park.
