           SUMMARY OF CHANGES
4.1       Development Overview

The applicant seeks to redevelop the subject site to better align with their current needs and stage of life.
The proposal involves removing the existing dwelling over Lot 2 and constructing a new detached two (2)
storey residence featuring a more uniform, orthogonal layout to enhance functionality and efficiency. The
design has been carefully considered to respond to the site’s natural topography and geometry.

It should be noted the proposed development does not involve or impact the existing dwelling located on the
front lot to the east (i.e. Lot 1 on SP269260).

Specifically, the proposed new dwelling will comprise of the following:

Ground Floor

      ▪    Single garage with storage
      ▪    Dedicated entryway
      ▪    Bedroom, bathroom and lift

First Floor

      ▪    Open concept living room, dining room and kitchen
      ▪    Master bedroom with ensuite and walk in wardrobe
      ▪    Sewing room, office nook and water closet
      ▪    Outdoor living space

In summary, the proposed changes involve the following:

      ▪    Removal of approved dwelling located on Lot 2 on SP269260; and
      ▪    Construction of new dwelling on Lot 2 on SP269260.
