              The proposed development is representative of a logical infill subdivision that
              remains consistent with the character & amenity of the Tewantin Detached Housing
              Zone and provides for the establishment of an efficient and functional urban
              development located within close proximity to a range of essential services and
              recreational facilities. Furthermore, the subject site is conveniently located within
              300-400m of three (3) different bus stops along Moorindil Street, encouraging
              utilisation of the public transport network.




              4.1.3 Access and Parking


              The area of the subject site designated for the purpose of subdivision, being Lot 6 on
              RP149498 and Lot 10 on SP241386, currently provides access to the existing
              dwellings via a crossover from Tait Street (Lot 10) and a gravel driveway continuing
              from the end of Eagle Drive (Lot 6). Proposed Lot 6 will achieve access via the
              existing crossover from Tait Street servicing the current Lot 10 on SP241386. The
              construction of 18 new crossovers along the extension to Eagle Drive (within current
              Lot 6 on RP149498) will service the remaining Proposed Lots (1-5, 7-21). Crossovers
              will be constructed from the extension to Eagle Drive on the frontages of Proposed
              Lots 1-5, 8-19 and 21, with Proposed Lot 20 sharing the access handle of Proposed
              Lot 21, and Proposed Lot 7 will gain access from the Road Reserve from Tait Street.
              The related engineering details will be provided in the subsequent Operational Works
              application.
