              4.1.4 Services

              Given that the subject site is situated within an urbanised area, it is currently
              provided with access to all urban infrastructure services, including:

                       Reticulated wastewater infrastructure;
                       A reticulated supply of water;
                       A reticulated supply of electricity;
                  A reticulated supply of telecommunications; and
                       Reticulated stormwater drainage infrastructure.

              The proposed new allotments will be provided with connection to all of the
              abovementioned urban infrastructure services with ease. Detailed civil drawings
              depicting the extension/provision of services to each lot will be lodged with
              Council as part of a subsequent Operational Work stage.

              4.1.5 Stormwater Management

              Lot 3 on RP149498 and Lot 31 on RP149497 have been included in this application
              for the purposes of stormwater management. Consent from the Current Registered
              Landowners has been obtained from the owners of both properties (refer to
              Appendix A for copies of the Current Title Searches) by signing the Individual
              Owner’s Consent Forms which are attached to IDAS Form 1 – Application Details (for
              Lot 31 on RP149497) and by signing an Agreement for Easement Arrangement (for
              Lot 3 on RP149498).

              The proposed development combined with the natural fall of the land will result in
              overland stormwater flow running from east to west over the site along two (2)
              different paths. The first path of overland stormwater flow exits along the western
              boundary of the current Lot 6 on RP149498 to traverse the southern boundary of Lot
              3 on RP149498 to the legal point of discharge along Tait Street. For this reason, the
              application proposes the registration of a 1.5m wide easement for the purposes of
              stormwater discharge along the southern boundary of Lot 3 on RP149498.

              The second path of overland stormwater flow exits the southern boundary of Lot 6 on
              RP149498 and is proposed to be captured in the dedicated Drainage Reserve Lot 100
              (currently Lot 31 on RP149497). See Appendix D – Drainage Basin Masterplan for
              details.
