BUSHFIRE ASSESSMENT REPORT Client: The Knowles Group Location: Eenie Creek Road, Noosaville A large scale fire could therefore impact the OS3 Zone on the southern side of the development and the Buffer Zone (conservation) identified on the plans by Oksio Designs on the eastern and northern sides of the development. Although these areas adjacent the proposal are narrow and would not generate a high intensity fire in their own right, they could become part of the attack in the scenario of large fire impacting them. Therefore it would be inappropriate to treat them as landscaping or insignificant areas of bushland on the basis of them being narrow / small from a bushfire perspective unless they were heavily modified. A large fire approaching the site would easily cross all roads and the electrical easement surrounding the site unless again heavily modified. Eenie Creek and the fringing Mangrove Communities (not identified on the RE mapping) would impede the progress of a large fire advancing to the site from the south of Eenie Creek. The Sunshine Motorway also acts a barrier moving from the east. Liaison with QFES Superintendent Bernard Trembath (personal correspondence February 2012) on another site within the same Master Planned Area summarised the risk to the immediate general area as follows: Commercial and Light industry precincts have been established to the North and West of the proposed development. The fire weather conditions in SE Queensland are normally predicated on the movement of frontal systems that generate dry winds from the NW-SW quadrant. As such the existing development has significantly removed the vegetation and reduced the risk of wildfire from that area. Walter Hay Drive forms a barrier to fires that may originate in the Noosa National Park and be influenced by the prevailing South Easterly winds. Existing and proposed development to the south of Eenie Creek will also mitigate risk from that area. It is important to the note that Walter Hay Drive does not form a barrier to fires moving from the Noosa National Park to the subject site in the manner described above as it is not located between the site and the National Park. The site referred to above is located on the western side of Walter Hay Drive. Covey Associates Pty Ltd 7 Project No: 161953 Consulting Engineers 120443Rpt Issue 2
