BUSHFIRE ASSESSMENT REPORT
Client: The Knowles Group Location: Eenie Creek Road, Noosaville
No detailed building, engineering or landscape plans have been produced to date and therefore
there has been no associated review of such details as part of this assessment. Detailed
assessment of compliance with Building Works to AS3959:2009 will be undertaken by a Building
Certifier at Building Works stage when final design and location of dwellings are determined.
This report contains recommendations for Bushfire Attack Levels (BALs) based on anticipated
setbacks from hazardous vegetation illustrated on the current proposal plan by Oksio Designs. The
bushfire hazard assessment should be reviewed every 5 years by a suitably qualified person or as
such time that things change on the ground that would materially affect the assessment.
3.0 DESCRIPTION OF PROPOSAL
The Knowles Group is proposing to build an Aged Care Facility on the site. The site will be built for
ARCare who will operate the facility. ArCare are experienced Aged Care Service providers.
The facility will accommodate approximately 90 residents and a hundred staff over a three month
roster. Considering there will be three shifts a day, the maximum number of people onsite including
visitors would during the day be on the order of 150. The proposal is for a two storey facility and is
described on the plans prepared by Oksio Design. The facility has a gross floor area (gfa) of
6,185sqm and a site cover of 13%.
Setbacks are proposed to retained vegetation as follows:
Proposed Setbacks to Vegetation
North: 24.5m
East: 20.5m
South: 46-50m (to vegetation on southern side of Walter Hay Drive)
West: 21m (to rehabilitation offset area)
4.0 EXISTING VEGETATION
4.1 Vegetation Communities
Vegetation Communities surrounding the site are described in the Vegetation Management Report
obtained from the Queensland DEHP. The DEHP report identifies numerous vegetation
communities in the vicinity of the site. The 5 most abundant Regional Ecosystems near the subject
site include:
RE12.9-10.1 Tall open forest often with Eucalyptus resinifera, E. grandis, E. robusta,
Corymbia intermedia on sedimentary rocks. Coastal (Of concern VMA)
RE12.3.13 Closed heathland on seasonally waterlogged alluvial plains usually near
coast (Of concern VMA)
RE12.3.5 Melaleuca quinquenervia open forest on coastal alluvium
(Least concern VMA)
RE12.3.4 Melaleuca quinquenervia, Eucalyptus robusta woodland on coastal alluvium
(of Concern VMA)
RE12.5.3 Eucalyptus racemosa subsp. racemosa woodland on remnant Tertiary
surfaces (Endangered VMA)
The Vegetation Management Report from DNRM does not identify any regional Ecosystems as
being mapped on the subject site. The subject site appears to be advanced regrowth vegetation on
a former forestry / horticultural land use. The vegetation comprises various stands of Casuarina
spp and Alphitona excelsa with emergent Corymbia, Lophostemon and Eucalyptus species.
