Delegated Report - Code - Planning MCU26 0040, OPW26 0066 & RAL26 0013 (As Published)
The applicant has not proposed any dedicated bicycle parking spaces on common property, with
all bicycle parking instead being allocated within individual tenancies. A condition will be imposed
requiring the provision of 10 bicycle parking spaces on common property.
It is considered reasonable for the remaining 24 required bicycle parking spaces to be
accommodated within the respective tenancies. Furthermore, end-of-trip facilities, including
shower facilities and lockers, are to be provided on site. As such, the proposed arrangement is
considered appropriate as it will support and encourage cycling as a mode of transport for
employees and visitors, upholding the Performance Outcome objective.
Reconfiguring a Lot – Staging of Community Title Scheme
In accordance with the Planning Act 2016, any proposal to stage the titling arrangements of the
development such that a Building Format Plan is registered with a balance lot for future
development will first require a Development Permit for Reconfiguring a Lot.
The applicant proposes to stage the development and accordingly stage the community title
scheme (CTS), and accordingly has triggered reconfiguring a lot development application.
All stages are as illustrated by Plan 04 (I) prepared by Building Suncoast Green.
The proposed staging plan has been reviewed by Council’s Senior Development Engineer, and all
relevant services and infrastructure are proposed to be provided per stage.
