         The subject land contains the existing Noosa Springs Golf and Spa Resort in association with the
         18 hole championship golf course, which is located to the west on Lot 3 on SP178340 (refer Figure
         1). The existing Noosa Springs Golf and Spa Resort facilities include:
             • Noosa Springs Golf Club facilities including change rooms and golf pro-shop;
             • restaurant known as “Relish”;
             • conference facilities, meeting rooms and function room facilities;
             • spa and treatment facilities;
             • fitness Centre and 25m heated lap pool; and
             • four tennis courts.

         The existing Noosa Springs Golf and Spa Resort currently provides for conferences and functions
         including weddings. The Plantation Room provides for banquet setting places for 160 persons.

         While there is currently some visitor accommodation available within Noosa Springs, there is no
         purpose built visitor accommodation. There are about thirteen (13) multiple dwellings that are
         currently being managed as short-stay accommodation in “The Fairways” (formerly known as
         Precinct E1, under the superseded Plan of Development). The number is grossly inadequate for
         the demand required with many larger groups and visitors seeking accommodation at Noosa
         Springs, in particular when special events are held at the existing facilities. The current manager
         of the Noosa Springs Golf and Spa Resort has advised that many out of town groups do not attend
         the Resort because there is a significant lack of available visitor accommodation.
