• Precinct E – 30 dwelling units.
• Precinct F - Resort Hotel (200 Rooms), restaurants and cafes.
The total number of multiple dwellings allowed under the POD was 544, excluding the 200 room
Resort Hotel, with an ability to provide a greater or lesser number of dwelling units in any one
precinct provided the maximum number of dwelling units was not exceeded. The Resort Hotel
development comprising 200 rooms was separate to the multiple dwelling component intended
to provide purely visitor accommodation, with conference and other resort facilities. It was the
multiple dwellings under the POD that provided for permanent residential living.
The Noosa Springs development as a whole has been established for many years having been
progressively developed in a stage manner. The development of Noosa Springs development
provides for the following yields:

It is noted that Precinct J known as “The Oasis” was not part of the original POD. More recently to
the south of the subject land and within former Precincts F and E2, the “Parkridge Noosa”
residential development has been mostly constructed which consists of 145 multiple dwelling
units and 39 multiple dwelling units within Precinct E2. Precinct F also formerly provided for a
theatre, restaurant, small shops, and small function rooms.
Effectively, the total number of multiple dwelling units provided generally within Noosa Springs
is 526 which remains below the maximum number allowed under the original POD, which was
544. The relevance of this is only in terms of background information which informs the
anticipated and constructed infrastructure capability.
At the time the POD was approved it was expected the infrastructure provided would cater for
544 dwelling units and the 200 room Resort Hotel. The above figure of 526 dwelling units does
not include the 200 room Resort Hotel development originally proposed, which is a different form
and type of development, but was expected to form part of Noosa Springs development as a
whole.
“Parkridge Noosa” Development
The “Parkridge Noosa” development is located within the former Precinct F, the site being an
abandoned former quarry (refer Figure 1). The “Parkridge Noosa” development has recently been
