With respect to the Koala Habitat Area the relevant provisions under State code 25 – Development
in SEQ koala habitat areas is to be assessed by Noosa Council.

With respect to the infrastructure relate referral, a copy of the application is to be referred to the
State Assessment Referral Agency (SARA), along with an assessment against State code 6 –
Protection of State transport networks. A copy of the relevant State Development Assessment
Provisions (SDAP) is provided as Attachment 3.
The site also contains a number of easements, the most relevant being Lot U on SP140492 which
is an electricity supply easement at the southern end of the Club House. Consequently, under
Schedule 10, Part 9, Division 2, Table 2, the application is also to be referred to Energex.
Noosa Plan 2020
Land Zoning
Under the Noosa Plan 2020, the subject site is located within the Tourist Accommodation Zone
and the Recreation and Open Space Zone (refer Figure 5, above). A more detailed zoning plan
relevant to the proposed Site Plan is provided as Figure 7, below. This plan shows the relationship
between the zoning on the land and the existing facilities and the proposed “Boutique Hotel” as
an integrated development.
The proposed “Boutique Hotel” is defined as a Resort Complex under the Noosa Plan 2020. A
