LSA Ref: 45-021 2.3.7 2.4 Project Services have since commissioned Douglas Partners to submit a Stage 2 investigation to the EPA, to undertake necessary remediation work and have the site removed from the register. It is also understood that a further commission will be issued to have the buried timber removed from the site, demolish the existing unused buildings and have the site prepared for development. This will allow the unrestricted development of the subject land once development approval has been granted. Summary of Soil Investigation Based on the results of the field and laboratory investigations, the findings have been summarised below: > Soils have been classified having a reasonable bearing capacity (>200kPa), and moderately reactive (Class M); Stable fill batter slopes should be not steeper than 1V:2H; The soil is relatively non-dispersive; Field permeability test displayed low values, indicating constraints with soil permeability, Vv VV Soils on the site consist mainly of high plasticity clays which are considered suitable for the proposed subdivisional works; and . > For pavement design purposes a subgrade strength of CBR4 is suggested. HYDROLOGY & DRAINAGE The site drains from a ridge line located generally through the existing mill buildings in the northern area of the site to a series of dams strategically positioned around the site. A series of small piped systems drain the existing roof areas of the mill buildings to open drains which are directed in turn to the existing dams. One dam is located in the north western comer of the site, a second dam in the central southern portion of the site and the third in the south eastern corner of the site. The third dam (south-east comer) is the larger of the dams and accepts run-off from over half of the site mainly due to a diversion drain constructed generally along the southern area of the property. This drain limits the catchment to the central dam (south) to a small flat area in the southern portion of proposed Lot 5. Both the dams in the southern area of the site overflow to a creek system located in the adjacent property to the south, the creek then discharging under Holts Road and the Bruce Highway through a 3.3 metre diameter corrugated steel culvert. 14 November 2005 Department of State Development, Trade and Innovation Page: 7 Planning Report
