BUSHFIRE HAZARD General The methodology for identifying bushfire hazard management areas has been adopted from Appendix 3 of State Planning Policy (SPP) 1/03 Guideline — Mitigating the Adverse Impacts of Flood, Bushfire and Landslide and involves both quantitative and qualitative assessments. The quantitative aspects focus on three key characteristics that have been identified as the primary determinants of the severity of bushfire hazard and involve vegetation communities, slope and aspect. Following the quantitative assessment, a qualitative review of this information will be undertaken with reference to known bushfire behaviour. Under Appendix 3 of the SPP Guideline, a bushfire prone area may be identified as having a high, medium or low hazard risk. The severity of bushfire hazard is determined by the total sum of loading factors assigned for an area based on the criteria outlined in Appendix 3 of the SPP Guideline for Mitigating the Adverse Impacts of Flood, Bushfire and Landslide. The Site The proposed development site will comprise some 6 industrial allotments, to form part of the subdivision, with the existing industrial sheds to be demolished. The site has sustained timber milling practices for a number of years until 1999, however this use has discontinued and now re-development of the site is proposed. The site supports 3 dams found at strategic points across the property. Vegetation The vegetation survey detailed in Section 2.5.2 of this report details the majority of the site has been previously cleared. Primarily open grassland and scattered trees and shrubs occupy the perimeters of the site, while the central area is largely devoid of vegetation, with the exception of various grasses beginning to colonise the area previously used for timber storage and vehicle manoeuvring. For the purposes of the bushfire assessment, the majority of the area on site to be 14 November 2005 Department of State Development, Trade and Innovation Page: 20 Planning Report
