leddy sergiacomi & associates pty. itd. LSA Ref: 45-021 2.7.4 2.7.5 developed has been assigned a hazard loading factor of 1 for Desert lands (sparse fuels), mowed grass. Significant vegetation identified on the development site is limited to a row of trees planted along the eastern boundary and containing primarily stringybarks and gums (refer Plate 2). Trees identified along this boundary include Eucalyptus latisinensis (White Mahogany), E. carnea (Broad-leaved Mahogany), E. tereticornis (Queensland Blue Gum), £. grandis (Flooded Gum), E. pilularis (Blackbutt) as well as several specimens of Elaeocarpus grandis (Blue Quandong) at the southern extent of the boundary. £. punctata (Grey Gum) was also observed amongst some of these species at the northern extent of the eastern boundary. Other significant vegetation included a number of immature Araucaria cunninghamii (Hoop Pine) recorded along the western boundary along with some larger EZ. punctata (Grey Gum) (refer Plate 3). Other native vegetation recorded on site included Callistemon spp. and Melaleuca spp. recorded along the lower southern and eastern property boundaries as well as around the small dam in the south-eastern corner of the development site. The remaining portion of vegetation which is not cleared, and forms part of the planted eucalypts or pines has been assigned best fitting to the description Intact acacia forest, with light grass to leaf litter, disturbed rainforest with a hazard loading factor of 4 reduced from 6, due to the overall isolation and limited width of vegetation. Topography Site topography comprises gently undulating country, with the existing buildings located on the highest portion of the site which forms the crest of a low hill near the central north-eastern property boundary. The site falls gently to a small drainage line extending from the southern property boundary to Holts Road to the east. Essentially, the site is best described as having slopes with gradients of 5% or less. Aspect The area within the vicinity of the existing buildings falls to the north-west, south, and south- east. The majority of the site assumes a southerly aspect. 14 November 2005 Department of State Development, Trade and Innovation Page: 21 Planning Report
