LSA Ref: 45-021 2.10.3 The attended noise monitoring confirmed that background noise levels are low, as would be expected in a predominantly rural type environment. Traffic noise from the Bruce Highway was audible at all positions, but was not a significant influence at Position 1. Potential Impacts Impact of External Noise Sources The principal external noise sources likely to impact on the proposed use include road traffic noise associated with the Bruce Highway. The large number of vehicle trips per day using this route significantly impacts on the noise environment. The use of Holt Road as an access road is unlikely to pose a significant constraint in terms of potential noise impacts. Impact of Development on External Noise Sensitive Receivers As the specific uses likely to be established are not known for all of the proposed lots at this stage, some guidance as to suitable locations on the site for typical business and industrial activities has been provided. The more likely noise sources for development occurring on the site are anticipated to include: > Air conditioning plant; > Loading dock noise, such as forklift, truck movements and heavy goods vehicles; and > Vehicle movements associated with the overall development and access roads. The assessment included typical values associated with, for example, moderately sized air conditioning system, average forklift noise etc. The total sound pressure levels for these noise sources (at 1m) are as follows: >» Air conditions plant: 97.3 dB(A); > Fork lift truck: 98.8 dB(A); and > Articulated truck: 97.3 dB(A). Noise predictions for these non-ERA activities were also completed for the site using modelling software. The modelling assumed flat topography and a minimum separation distance of 280m from the existing residential dwellings to the nearest proposed industrial allotment, with three potential receptors. Results have been included within Tables 5.2a, 5.2b and 5.2c of the Air 14 November 2005 Department of State Development, Trade and Innovation Page: 28 Planning Report
