leddy sergiacomi & associates pty. itd. LSA Ref: 45-021 ~ e management system to ensure all stormwater runoff is treated to a high standard prior to discharge from the site. TRAFFIC AND SITE ACCESS Site access is to be achieved by upgrading the existing access to an asphalt sealed cul-de-sac with kerb and channel and piped underground drainage system. A twelve (12) metre wide formation is proposed for the cul-de-sac roadway. The streetworks will include the provision of lay-back kerb and channel with a radius of 17.5 metres proposed for the turning facility to form the turnaround at the end of the cul-de-sac. Consideration may be given in the design phase to construct the cul-de-sac in concrete to prevent damage caused by turning and screwing of heavy vehicles to the road surfaces. Each lot will have its own access driveway which will be constructed by the site user. A twenty four (24) metre wide road corridor is proposed for the cul-de-sac. This will provide ample verge width to accommodate the following services: > Electricity and telecommunication services; > Water reticulation main; > Street lighting; > Stormwater drainage system; and > Sewer rising main currently proposed to exit the site through the street corridor. Also sufficient width is provided to accommodate Council refuse collection services. In general, access to all allotments including the existing Boral Administration offices on proposed Lot 4 will be achieved from the proposed cul-de-sac. Lot 4 access is likely to be constructed with the development works. However, it is considered access to the remaining lots (.e. lots 1, 2, 3, 5 and 6) will be provided by the individual site users, the access position being determined by the individual internal development layouts and access requirements. A narrow strip of park is also proposed between proposed Lots 5 and 6. The strip of park will be approximately 6 metres in width and will be sufficient to accommodate the following: > Underground electricity supply for the transformer site; 14 November 2005 Department of State Development, Trade and Innovation Page: 33 Planning Report
