LSA Ref: 45-021 o es x o —_> > Vehicular access for servicing/maintenance of the sewer pump station and parkland; > Electricity and water supply for the sewer pump station; > Stormwater drainage pipelines; and > General access slope to accommodate 1 in 100 year overflows. The traffic assessment prepared by LSA for this development indicates that the existing road transport infrastructure in the vicinity of the site is of sufficient capacity to accommodate any additional traffic generated by the proposal. Details relating to the calculation of intersection capacity and possible traffic volumes over a ten year time horizon have been included in the Traffic Assessment Report. WATER SUPPLY AND SEWERAGE Water Supply The existing water main extending from Council’s reticulated water supply and servicing the site will require upgrading as part of the proposed development. Council’s records indicate that the pipework is a non-standard size (approximately 65mm dia.) that was laid in the 1970s. The pipe comprises old polyethylene that has greatly deteriorated and Council has confirmed that the pipeline is expensive to maintain given the cost of non-standard fittings and the continuing deterioration issues. The alignment of the water main extends south along Myall Street from a 200mm dia main in Ferrells Road. The pipeline is contained in the Myall Street reserve and crosses under the Bruce Highway to Holts Road near the existing entrance to the development site. The exact location of the highway crossing and its connection point at the site frontage is not known. The pipeline is approximately 900 metres to 1 kilometre in length from the Ferrells Road connection point to the site. The capacity of the current system is low. The main reservoir is situated toward the opposite side of town, with a top water level of 157.90 metres. The residual peak hour pressure at the connection point on Ferrells Road is 29.08 metres at an elevation of 116 metres. As the site extends to approximately 125 metres AHD, the static loss is in the order of 9 metres.
