The above proposal seeks to ensure that the existing office on proposed Lot 4 is able to continue as self-assessable development, while allowing future industrial uses within the intent of the zone to be code assessable only. The supplementary assessment categories and relevant assessment criteria also seek to make provision for a number of other uses not intended for the @ area (but possibly suited to the site) to occur, including: > Industrial business Type 1 Warehouse, particularly where large timber products are required to be stored onsite; > Service and utility class uses, specifically Type 1 Depot to allow opportunity for Council (or some other government agency, such as the DPI, DNRM or even the CSIRO which all have timber interests in the area) to establish a depot on the site. > Transport infrastructure is also envisaged where that infrastructure is not exclusively ancillary to a separate use including Type 3 Depot which is defined as the use of premises for the storing and routine maintenance of commercial or passenger motor vehicles. Such a use may be necessary where large trucks or similar equipment are required to be stored on site. 14 November 2005 Department of State Development, Trade and Innovation Page: 55 Planning Report
