CONCLUSION

This report has examined the likely impacts associated with the subdivision of the existing
industrial lot on Holts Road, Cooroy and addressed various environmental matters and the
provisions of Council’s planning scheme. The proposed development seeks to obtain a
preliminary approval over the site for a material change of use to allow future development of
uses within the intent of the development to occur as either self assessable or code assessable
development. The application also seeks to obtain a development permit for reconfiguring the
existing allotment into 6 separate titles. A small cul-de-sac will extend at the point of the existing

access at Holts Road to service the development.

While few environmental issues are associated with this project, significant earthworks and
infrastructure development will be necessary for the development to proceed. Detailed
investigations have been commenced for the provision of water supply and sewerage reticulation
infrastructure as well as negotiations with Energex over the realignment of the existing high
voltage power lines that traverse the property. These matters have been addressed within this

report.

Given that the proposed development is largely in accordance with the proposed Scheme for
Noosa (with all uses nominated as consistent within the intent of the Rural designation in which
they are located), and the absence of available industrial allotments within the Cooroy township
or the Noosa hinterland areas for larger industrial uses, there would appear to be substantial

grounds to approve the proposed development.
