In this regard, it would appear that despite Cooroy being noted as Noosa’s hinterland business centre, only limited land has been allocated for industrial use, with much of the available land being located in close proximity to existing residences and requiring heavy vehicles to transport materials through the township and/or residential areas (such as along Myall Street). To some degree, Council may have articulated some redevelopment potential of Lot 1444 to address this matter, however the prohibition on reconfiguration of this title greatly reduces the potential for this to occur in any economically feasible manner. In this regard, it is clearly evident that insufficient land has been allocated in the new Planning Scheme for industrial development to occur in a manner commensurate with the known population growth occurring in the area. To this end, the proposed development of the site can be justified. 4.7 STATE PLANNING POLICIES No state planning policies relate to this application. 14 November 2005 Department of State Development, Trade and Innovation Page: 58 Planning Report
