SITE DESCRIPTION

SITE DESCRIPTION & SURROUNDING LAND USES

The site is located immediately to the west of the Bruce Highway and is adjoined to the south
and west by rural properties. The north-eastern property boundary holds frontage to Holts Road
for approximately 580 metres. The township of Cooroy is located some distance to the north on
the opposite side of the Bruce Highway. Larger pastoral holdings are situated further to the south
and west of the site, while the Cooroy underpass is located immediately adjacent to the north

western corner.

The nearest residences appear to be located in the vicinity of the sharp deviation of Holts Road to
the south east and on a rural property adjoining the south western corner of the site and located
approximately 200 metres from the subject land. The rural property immediately to the south is

currently covered by a mining lease and is a potential extractive resource.

The existing property currently supports the Boral Timber Australia head office, a demountable
structure immediately to the west of the existing site access and fronting Holts Road. To the west
of this building, the large buildings comprising the former timber mill remain (refer Plate 1).
These consist of a large milling shed, with two additional support buildings located to the west.

The area surrounding these buildings is largely flat.
