1. Introduction This report details the results of a geo-environmental investigation undertaken for a proposed subdivision at 44 Hoy Road, Lake Macdonald. The investigation was carried out by Tectonic for Indigo Group, generally in accordance with proposal P24681-Rev0, dated 14 November 2024. The site investigation comprised a walk-over by an experienced geotechnical engineer from Tectonic, excavations of twelve test pits, together with in situ soil strength and geotechnical laboratory testing. This report summarises the results of the investigation and includes a slope stability assessment, together with recommendations regarding geotechnical matters for the development pertaining to earthworks, retaining structures, footings, drainage and pavements. Quantitative and qualitative slope stability assessments are included, as well as an assessment of feasibility for on-site wastewater treatment and disposal. 2. Proposed Development A concept plan provided to Tectonic (Ref. Innovative Planning Solutions [IPS], Dwg No. GA2022-085-CS- 004, Rev A, dated 20 November 2024) indicates that the proposed subdivision will comprise nine new allotments with a new central road. The new road will be accessed via Hoy Road at the northern end of the site. The proposed lots are generally about 1.5 ha in area, with one larger balance lot to the east, of 7.85 ha (Proposed Lot 9). This lot includes a 110 m wide environmental covenant that follows the natural drainage line. Text Figure 1 illustrates the proposed subdivision layout.
