Rpt-Proposed Lots 17 - 19, 28 Eenie Creek Rd, Noosaville_FINAL_
Attached to the e-mail Email with amended da form and planning report.msg.
The varied built form frontage contributes to an articulated building line, which is further emphasised by large balconies that create deep recesses in the built form. The pedestrian accessways are located at the most significant recessions, allowing the passageway to seamlessly integrated into the building’s frontage. Each of the three levels of the development have been designed to be discernible through distinct built form elements and variation in the building materials, which is proposed to include a combination of vertical shiplap timber-look cladding, glazing, white masonry concrete and colourbond roofing. The material choice of timber-look and white concrete is an architectural expression of the site’s spatial relationship to the Noosa beaches and coast. Sustainable and climatic design is a deliberate focus for the proposed development. The landscaping and open space design reinforce the desired subtropical and coastal streetscape character the Noosa Business Centre and introduce living greenery throughout the development to enhance the visual amenity of the outdoor spaces (Figure 14).
