Rpt-Proposed Lots 17 - 19, 28 Eenie Creek Rd, Noosaville_FINAL_
Attached to the e-mail Email with amended da form and planning report.msg.
As illustrated in Table 8 above, the development achieves compliance with the provisions of the Acceptable
Outcome, other than a minor reduction of 0.5m (maximum) to the front boundary setback for the third storey
of Building A. It is noted that this applies to only two (2) apartments, whereby the balcony encroaches
approximately 0.5m into the setback prescribed in the Acceptable Outcome.
The proposed Performance Outcome to the third storey allows the building to retain a cohesive
perpendicular form, rather than having recessed sections (stepping in the balconies) for two apartments on
the third storey. Variations to the façade are provided horizontally rather than vertically, through projected
balconies, vertical landscaping comprising climbing vines and a varied material palette, as illustrated in
Figure 23 below.

8.5 CARPARKING PROVISION
The Driveways and Parking Code provides the car parking requirements for specific development proposed.
Table 9.4.1.4, as called up under Acceptable Outcome 6 (‘AO6’) sets the minimum parking requirements,
which is summarised in Table 9 below, along with the proposed number of car parking spaces within the
development. For Multiple dwelling developments involving small dwellings in a centre zone, the car parking
rate prescribed is a maximum rate.
