3.3 INTERNAL DESIGN
The proposed design features for the car park layout (as shown by the Thomson Adsett drawings,
in Appendix A) are in accordance with the requirements of AS2890.1, including the following key
items:
 For a development site with less than 100 car parks a minimum provision of two queuing
        vehicles is required; and
 Car park (Class 3) bay sizes are 5.4 metres x 2.6 metres and disable allocated bay sizes
are 5.4 metres x 2.6 metres with an associated “shared zone” 2.4m in width.
The internal arrangement of the site with regards to the parking layout has also been designed to
accommodate the manoeuvring of a 19m B-Double (fuel tanker) as well as a 12.5m heavy rigid
vehicle, which is further discussed in Section 3.5.
The fuel bowsers are considered to be sufficiently separated from the site access to ensure all
queuing occurs onsite. The site layout will allow for each bowser to be accessible, whilst
accommodating one vehicle to queue behind the vehicle at each bowser without impacting on
accessibility to the car park, as demonstrated in Appendix B. The circulation provisions within
the site are considered to allow vehicles to enter with minimal conflicts, reducing the opportunity
for queuing back onto Eumundi-Noosa Road.
3.4 ACCESS ARRANGEMENTS
The proposed site plan includes a two driveways onto Eumundi-Noosa Road, one being entry
only and the other exit only. It is also proposed that an additional driveway be provided for staff
access only at the rear of the lot fronting Project Avenue.
All public traffic will enter the site via the left in-entry only driveway when travelling north on
Eumundi-Noosa Road and exit via the left out-exit only driveway to the north on Eumundi-Noosa
Road. The adjacent roundabouts, located approximately 100m to the north and south of the site,
will provide U-turn facilities for traffic entering the site from the north or exiting the site to the
south.
The proposed left turn entry and exit only driveways have been designed to accommodate the
swept paths of the 19m B-double fuel tanker, used to service the site, which are demonstrated in
Appendix C.
The proposed staff entrance driveway is to be provided generally in the same location and in
accordance with the current provisions. The access would facilitate parking for four staff car parks
only, which is consistent with adjacent developments with Eumundi-Noosa Road frontage.
