 development.                           To minimise impacts on amenity, the
                                        facility has been appropriately sited
                                        near a heavily vegetated reserve,
                                        which,    along     with   the     existing
                                        vegetation     on      the   surrounding
                                        residential    allotments,    will    offer
                                        screening to the facility when viewed
                                        from the surrounding area. The
                                        significant setback distances offered by
                                        the rural residential allotments that
                                        characterise the settlement of the area,
                                        will provide appropriate separation
                                        between the facility and existing uses.

                                         The siting of this facility has been a
                                         strategic and comprehensive process
                                         undertaken to provide an efficient and
                                         high quality service to the community,
                                         whilst minimising potential impacts on
                                         amenity and the environment.

                                         Furthermore, existing infrastructure
                                         uses within the area will not be
                                         impacted     by     the    proposed
                                         development.

                                         For these reasons, the proposal is
                                         considered to comply with the intent of
                                         DEO 3.1.3 (l).



7.2 Applicable Codes
As the proposed use is identified as Impact Assessable within the ‘Rural
Settlement’ Zone, the proposal must be assessed against all relevant
components of The Noosa Plan. The development and overlay codes that have
been deemed applicable to this application are outlined hereunder:
