access the community club house, internally disbursed facilities and the adjoining Cooroy golf club
house.
42. Refuse collection – The proposed development is capable of being serviced by Council’s refuse
collection service vehicles. The refuse collection vehicles will be afforded direct access to each of the
232 dwelling and the communal facilities building within the development via the internal road
network which will be designed to accommodate the movement and manoeuvring of a standard
Waste collection vehicle (WCV).
43. Infrastructure servicing – The proposed development will be serviced by a network of local access
streets constructed as part of the internal road network configuration. The gateway entry road into
the development will afford access to both the Seniors Living Community and the golf club house,
and as such, an access easement over this length of road is intended to offer this access into
perpetuity. The development will also be afforded connections to the full range of urban services
including reticulated water and sewerage, electricity, stormwater and telecommunication
infrastructure which will be delivered to the site from the north.
Golf Club house and Golf Course
44. Built form & Design – The proposed golf club house has been designed as a new and modern building
that is characteristic of both its setting and the surrounding built form. Through the use of a
combination of materials and roof lines, the building represents a visually pleasing facility for the
broader community.
45. Building height – The proposed golf club house has been designed as a single storey building that will
not exceed a maximum building height of 8m;
46. Access, Parking & Configuration – Access to the re-located Cooroy Golf club house is intended to be
obtained via the gateway entry (private) road from Myall Street. A proposed access easement along
the length of this private road will ensure access arrangements remain into perpetuity. An access
driveway extending from the end of this private road will afford direct vehicular access into the
proposed golf club house carpark, wherein a total of 96 car parking spaces (including two nominated
disabled spaces) will be provided. The proposed car parking rate is based on 4 spaces per hole plus
4 spaces per 100m2 of club house gross floor area, which is considered adequate to meet the
demands of the development. In addition to vehicular parking, storage for a further 40 golf buggy
carts is also intended.
47. Landscaping – Landscape Concept Plans have been included at Attachment 11 to this report which
provides the intended landscaping outcome for the proposed development. It is anticipated that the
landscape design integrated with both the adjacent Seniors Living Community and golf course proper.
48. Open space recreation configuration – as a consequence of the proposed re-location of the golf club
house, there will be a need to make some amendments to the overall golf course master plan design.
Anticipated amendments are reflected on the plans included at Attachment 5 to this report but
