   Dear Kerri
   NOOSA MARINA DECK EXTENSION
NOOSA MARINA 2 PARKYN COURT, TEWANTIN
   LOT 388 ON MCH839039

Further to our recent meeting we are pleased to provide the following clarification and information in
support of the proposed deck extension.
   1. Deck Use
It is confirmed that the intent of the new deck is not to provide for expanded commercial use area. The
idea for the new deck expansion on the northern side of the Marina initially came about from Noosa
Marinas plan to modernise and rejuvenate the common areas. The proposed deck is seen as a
significant improvement to Noosa Marina complementing the existing site use and improving public
access. It will invigorate the existing use and further Noosa Marina’s contribution to tourism and the
   local economy.
The potential for expanded commercial use, particularly outdoor dining, has been carefully considered
and is not a practical option. Summer climatic conditions on the river, with strong winds and high
temperatures are simply not conducive to outdoor dining. The cooler winter months do however
present some dining opportunities subject to prevailing climatic conditions, for the two existing
restaurants that face the northern side. Rather than use of existing southern facing outdoor dining
areas, the new deck with northern facing conditions provides enhanced outdoor dining amenity for
winter conditions. The proposed new deck will have a delineated area for each of the two restaurants,
for which they will be allowed to rotate seating from the southern side. No additional use area or
seating will be permitted. This arrangement would be strictly enforced by the Marina owners and
lease conditions. Use of new deck in these situations would be considered generally in accordance
with the existing use rights with no further planning approval required.
The Marina restaurants are popular for wedding receptions, with occasional use of the Marina deck
areas for wedding ceremonies ancillary to the restaurant use. The wedding ceremonies are largely
conducted on the South East Jetty area, however this causes some inconveniences due to the
separation of this area from the two northern restaurants and need to transverse close to use areas of
other Marina businesses. The new deck would also provide an opportunity to alleviate this problem,
by enabling the northern restaurants to use the deck area outside their restaurant for wedding
ceremonies. Wedding ceremonies are only permitted at Noosa Marina where they are ancillary to the
use of a restaurant for a reception purpose.
