3.0 Development Overview
3.1 Proposed Development
The revised development plans prepared by Buchan, reproduced at Appendix A, identify that
the Project seeks approval for establishing a mixed-use precinct including retail, indoor
entertainment, cinema, commercial, residential uses and an arts precinct. The associated
yields of the proposed development, as shown in the development plans, are summarised in
Table 4 below:

From the total of 121 apartment units, 76 units will be for short-term accommodation purposes,
located solely within Lot 3. The remaining 45 units (19 on Lot 3, 26 on Lot 7) will be a mix of
1- and 2-bedroom apartments providing for longer term accommodation.
3.2 Site Access and Car Parking
Vehicular access to the Project will be provided by way of the two roundabouts located
immediately north and south of the “Main Street” that travels north south in parallel to Walter
Hay Drive. This private circulation street will link to the existing Noosa Civic shopping centre
access road from the north and to Hofmann Drive to the south. Entry points from the circulation
road to each lot are provided as outlined below:
A1 – All movements entry point, situated at the northern end of Main Street, to and
from Lot 3. 192 car parking spaces at the ground level are accessible from this entry
point. Service vehicles will also utilise this access point for loading activities at the
north-western corner of the site.
A2 – All movements entry point, situated at the northern end of Main Street, to and
from Lot 7. Vehicles are provided access to the 86 at-grade car parking spaces
proposed.
