Planning Assessment Report Page 10 300 Kennedys Road, Lake Macdonald QLD 4563 – Extractive Industry 3. PLANNING ASSESSMENT 3.1 Land Use Patterns The Site is zoned “Rural” under the Noosa Shire Planning Scheme. Lot 3 on SP108094 comprises an area of 63.51 ha, while Lot 2 on SP108094 comprises an area of 14.14 ha. Lot 3 on SP108094 was previously used for the mining of clay material (ML No. 3742) as raw feed for the production of clay bricks and pavers. Lot 2 on SP108094 was previously associated with the mining lease activities on Lot 3 on SP108094 for the purposes of producing clay bricks and pavers from the clay material extracted on Lot 3 on SP108094 (under the previous mining lease operations). The brickworks factory on Lot 2 on SP108094 is currently not operational. Lot 2 on SP108094 has been included as part of this application, solely for the purposes of gaining access to Lot 3 on SP108094 and transporting the extracted material off the Site. No extractive industry operations are proposed on Lot 2 on SP108094. All extraction activities included as part of the proposed development will be undertaken in a manner consistent with the existing mining lease approvals over the land. The impacts on the environment will be limited as the proposed disturbance areas are located within portions of the Site which have been previously disturbed. A large portion of the proposed disturbance areas currently supports cleared paddocks and will not result in new isolated areas of disturbance. The proposed disturbance areas are contained within an existing mining lease, and will expand upon the already disturbed mining footprint to enable landform reshaping. The Site is located in a rural area with the immediate adjoining land uses being primarily rural in nature to the north and west of the Site. Areas to the north and west of the Site are heavily vegetated and have been identified as “Conservation Estate” areas on Queensland State Government Mapping (refer FIGURE 4 – MAP OF REFERABLE AREAS). An overview of the surrounding land uses in the wider area is identified below: North Red Pit Quarry (Lot 112 on MCH793) is located adjacent to the Site; and forest areas (conservation estate). North-east rural residential uses. North-west forest areas (conservation estate). South Cooroy town is located around 3 km south of the Site; Neales Quarry is located around 1 km south of the Site; White Pit Quarry located around 1.5 km south of the Site; and rural residential uses. South-east rural residential uses. South-west farm land/ land used for rural pursuits. West farm land/ land used for rural pursuits. East Lake Macdonald; and rural residential uses.
