1.2 Site location and description
.
The subject land is described as Lot 3SP170088. The land comprises 1.12 Hectares. It is used for
living with a dwelling, sheds and garden. It has frontage to Sallwood Court (road reserve) to the
east. The property is owned by Kathleen Ford.
The land slopes gently (5-15% slope) to a drainage line and dam through the middle of the
property. This drainage lines receives stormwater flows from the uphill catchment and a drainage
easement that is situated to the east and within part of the property.
The land is in Pinbarren and within a Rural Zone. Under the Noosa Plan the land is covered partly
by a Landslide Hazard Overlay (Moderate Hazard Area) and the Biodiversity, Waterways and
Wetlands Overlay – Area Subject to Riparian Buffer Overlay (Waterway & Regulated Vegetation
Category R GBR riverine)
At a vegetation or development context land surrounding most of the property is rural residential
living with hobby farms (pasture) and gardens. The drainage line is ephemeral and was well
vegetated, however Camphor Laurels was the dominant species. This vegetation did provide
connection to the adjacent property to the west and its associated drainage line and camphour
laurel dominated environment. The drainage line flows into Pinbarren Creek approximately 500m
downstream.
1.3 Assessment methodology
The retrospective assessment of existing ecological values and the potential impacts and
opportunities has been undertaken and documented as part of this report. Desktop and field
investigations were undertaken in preparation of this Ecological Assessment Report. An outline of
actions completed is detailed under each ecological value.
The extent of works undertaken for this assessment included the following tasks:
• Desktop searches of existing information for the area and immediate surrounds to gain an
understanding of the vegetation, flora and fauna previously recorded or potentially present.
• Photo investigation of the pre-cleared area involving a ‘biocondition’ assessment of the
impacted and surrounding area.
• Evaluate all threatening processes and potential impacts and detail and discuss mitigation
measures appropriate to the scale of impact (for example, landscape effects, biodiversity
loss, edge effects).
• Post-works inspection to ascertain ecological affects and success.
2.0 Ecological Values
This section identifies and discusses the environmental factors likely to be impacted by the project.
Impacts are also identified and discussed in relation to the origins of the impact, which assists in
the identification of potential mitigation / management measures.
