2             Site Description
2.1           General
The site is located at 2-18/20 Hofmann Drive, Noosaville, and is bounded by Eenie Creek Road to the north,
Hofmann Drive to the east, and a number of industrial and commercial properties to the west. The site is
approximately 3.53 ha in area, of which 1.11 ha will be developed into commercial buildings and associated
carpark area, with the locality as shown in Figure 2-1.

The existing site is grassed, with a heavily treed section on the east allotment. The site generally grades in a
southerly direction, towards a natural gully which runs north to south through the centre to east of the site.
The current site levels range between approximately 6.0 mAHD to RL 9.0 mAHD, and is part of the Lake
Weyba Catchment. Table 2-1 details the site specifics with Figure 2-2 showing the site zoning.
