3.2. Consequential Amendments to Conditions
Given the changes to the development plans, a number of further conditions of the approval
require amendment, as detailed below.
Condition 1 – Plan Amendments
The following changes shall be made to the development:-
 Inclusion of soft landscape areas between Buildings A, B & C that allows for planting of tall
     trees.
 A minimum landscape setback of 2 metres shall be provided to all car parking spaces.
 Removal of all buildings (including carports) within the 15 metre setback to the north east
     boundary or written confirmation from an appropriately qualified fire consultant that the risk
     of bushfire has been addressed by proposed car port design.
Assessment
The amended plans generally address the previous concerns raised in this condition. However,
they provide only a preliminary set of development plans to indicate the siting, scale and layout of
the development. Additional detail is required to address building height, architectural elements
and building profiles, location of stormwater devices and the like. Approval of fully detailed plans
is required prior to proceeding with an operational works application.
It is recommended the condition be replaced with the following:
Prior to the issue of an operational works approval for the development, fully detailed
architectural proposal plans must be submitted for Council approval. Detailed plans must provide
the following details as a minimum:
    Full architectural building elevations;
 Detailed roof plans and ground level contours demonstrating compliance with the
      development’s 8m/12m building height limits above natural and finished ground levels;
    Landscaping areas demonstrating compliance with Condition 5 herein;
    The location of proposed stormwater management/treatment devices;
    Consistency with all management plans for the development;
 Building colour schemes demonstrating compliance with Condition 8 herein; &
 Vehicle manoeuvring areas and temporary turning provisions.

                                                                                     Page 50 of 79
