2.1 Existing Conditions
2.1.1 Location
The site is located on the corner of Gateway Drive and Eumundi-Noosa Road,
Noosaville. Figure 2.1 provides a site locality map.

2.1.2 Site Topography
The site is covered by grass, scattered shrubs and young trees. A vegetated buffer
exists along the southern boundary of the site. The site generally falls to the
northwest corner of the site at an approximate grade of 10% and discharges to
Gateway Drive. The maximum level on the site is approximately R.L 22m AHD at the
south boundary, falling to R.L 17.0m AHD in the northwest corner.
