The proposed development will consist of a single two storey building that will consist of three separate
residential tenancies on the first floor with office space on the ground floor. It is proposed that vehicle and
pedestrian access will be from the David Low Way frontage with carparking in the rear of the property. Civil
construction works will consist of bulk earthworks, carparking, stormwater drainage and the connection to
stormwater improvement devices. Internal water and sanitary drainage for the building will also be provided
under a separate plumbing approval as part of the building development. These will be connected to the
existing water and sewer main connections provided for the property.
Where required, sediment and erosion control devices will also be installed during all stages of construction.
The proposed lot configuration and the construction and connection of the associated civil services are shown
in Appendix A.
DRAINAGE AND EXISTING TOPOGRAPHY
In general, the site is elevated at around 11.5m AHD in David Low Way Street and grades at approximately 4%
towards an existing low point at around RL 10.0m AHD in the south-west corner. There is an existing drainage
pit in this location which will be utilised as a lawful point of discharge for roofwater and carpark drainage. This
pit is connected to the existing infiltration system in the rear of the newly completed Community Centre.
Based on the sand subsoil conditions it is expected that this infiltration system will continue to permeate flows
effectively. Overland flows from major events will be diverted to the same location. It is expected that the
driveway to the south of the new Community Centre will continue to convey overland flows for major storm
events towards the Rufous Street network.
It is noted that post-development impervious areas (74.05%) have been slightly decreased compared to the
existing pre development impervious areas (74.74%).
The existing contours of the property and proposed drainage of the site are shown in plans 188-002-100, 188-
002-300, 188-002-SK01 and SK02 as part of Appendix A.
