VEGETATION CLEARING AND MANAGEMENT
There are no established trees or existing vegetation on the site. However, the existing concrete hardstand
and buildings will all be demolished and removed as part of the new development.
EARTHWORKS
The existing site conditions has a maximum elevation of approximately 11.5m AHD with a site grading of
around 4% across the development to the south west.
It is expected that some cutting of the property is required for stormwater management and standard vehicle
and pedestrian access to the proposed development.
These earthworks would be limited to the site bounds and to the volumes that would assist in allowing positive
fall to the drainage outlets as well as compliant vehicle access. These earthworks would be limited to the areas
shown in the proposed earthworks and cross-sectional designs of the development in plans 188-002-200 to
201 as part of Appendix A.
The designed earthworks will aim to reduce the amount of disturbance as much as possible while conforming
with accessibility, safety and ease of maintenance requirements. Any unsuitable spoil would be lawfully
removed from site.
All bulk earthworks within the development would be completed under Level 1 Geotechnical Supervision and
Australian Standard AS3798:2007 - Guidelines on earthworks for commercial and residential developments.
ROADWORKS/CARPARK CONSTRUCTION
The roadworks for the proposed development will consist of an entry and exit point from the existing David
Low Way frontage as well as the carpark within the property boundary. It is proposed that the access driveway
would be from the eastern boundary and provide service to the carpark only. Due to the separated lane design
of David Low Way, traffic access to the site is restricted from the south only. Vehicles are also limited to egress
to the north. This configuration supports in minimising conflict points for vehicles entering the traffic lane.
