Proposal Report Request to Chonge an Existing Approval — Extension and Alterations to a Service Station at 141 Cooroy Noosa Road Tewantin described Applicant as Lot 230 on MCH 4114, Parish of Weybo Max Johnson 5 The Proposal The applicant is requesting a change to the existing approval to enable minor extensions and renovations to the existing service station. The existing service station is located in the centre of the site and includes six (6) petrol bowsers under a canopy, a workshop with three bays and a shop containing a retail area and associated office and storage areas. The applicant seeks approval to alter the existing layout in the following manner: e Increased length of canopy by 3.16 metres to provide better coverage/weather protection over bowsers « Raise height of canopy by 0.5 metres to a maximum of 4.8 metres for better clearance of vehicles Rearrangement of internal storage areas and staff amenities Provision of new disabled toilet on site Internal rearrangement of retail area Removal of existing fuel tanks and replacement with 3 x 58000 litre fuel tanks to comply with industry standards Upgrading of stormwater and fuel containment facilities on site e External treatments including new paint finish. Integrated Planning Act The Integrated Planning Act defines a minor change as: minor change, for a development approval, means a change to the approval that would not, if the application for the approval were remade including the change— (a) require referral to additional concurrence agencies; or (b) cause development previously requiring only code assessment to require impact assessment; or (c) for a development requiring impact assessment—be likely, in the assessment manager's opinion, to cause a person to make a properly made submission objecting to the proposal, if the circumstances allowed. The proposal is considered to fulfill the requirements of the Act, as the changes are minor and do not required referral to additional concurrence agencies, does not change the level of assessment and would not cause any person to object to the proposal. Assessment The assessment table for the Open Space - Recreation zone details that Retail Business Type 5 Vehicle Uses is an inconsistent use. Whilst the use is detailed as being inconsistent, the use complies with Probable Solution 52.2 which states the service station is co-located with, or adjoining, shopping facilities or established business development.
