MCU20/0090 Bayeno Pty Ltd C/- Office (Ancillary to $7392 $2911
Martoo Consulting Landing - Extension to
Existing Jetty Building)
– 256 Gympie Tce
Noosaville
The applicant’s consultant is requesting a reduction in development application fees for an extension to an
existing office and storage facility on the site. The extension is located within the roof line of the building,
within the existing lease area, is only 11.4m² in size and is ancillary to the functioning of the existing
commercial jetty. The consultant states that no referral to any outside specialists in terms of engineering,
traffic or noise will be required and it does not introduce any new uses or significant impacts to the site. The
extension will not have any significant off site impacts in terms of impacts on visual amenity or engineering
aspects.
The applicant therefore requests a reduction in Council’s fee to more accurately represent the level of
assessment. As the office is ancillary to a landing, the impact assessable landing fee of $2911 is requested
to be applied.
Due to the relatively minor scale of the extension, it is recommended that the fee of $2911 be applied,
though notably a report to Council is likely to be required.

MCU20/0106 Noosa Junction Food & Drink Outlet – $5914 $2218
Properties C/- Outdoor Dining – 1
Martoo Consulting Arcadia Street Noosa
Heads
The applicant’s consultant is requesting a reduction in development application fees for a Food & Drink
Outlet – Outdoor Dining on the site. The proposed outdoor dining is a consistent code assessable use in
the zone (Major Centre - Noosa Junction Hospitality Precinct). The use is consistent with the intent of the
Noosa Junction hospitality precinct. The conversion of the existing office tenancy is accepted development
and only the outdoor dining component triggers assessment. The area of the outdoor dining is only 24 m²
and consistent with the surrounding uses in the area. The amount of assessment required will be
considerably less than the $5914 applicable fee would require.
The applicant therefore a requests a reduction in Council’s fee to more accurately represent the level of
assessment.
Due to the relatively minor area of outdoor dining, it is recommended that the fee of $2218 (minor change
fee) be applied.
