Holiday Inn Maroochydore 1 space per 3.1 rooms (0.32 / 76 spaces
room)
• Hotel Facilities and Retail – These facilities are primarily provided for the guest staying at the Resort
Complex. It would be highly unlikely that the retail would generate the external car parking demand in
the evening peak period. Therefore, this use would not have any car parking demand.
• Function Facility – Function room would be provided within the Resort Complex, it is assumed that these
events 90% cater for the external traffic/demand, on the basis that a small proportion of attendees may
stay at the resort.
• Food and Drink: The restaurants provided within the Resort Complex would primarily be provided for
guests, which if fully occupied would account for a significant proportion of restaurant patrons,
therefore 60% of the external car parking demand has been assumed.
It is also an objective of the development to discourage private vehicle use and encourage patrons to use
alternative modes in order to offset the parking demands for the development such as taxi service, ferry
service and bus services are proposed, discussed below:
• An extensive set-down facility which can accommodate 14 vehicles, accessed directly off the Grant
Street, will provide significant capacity for taxi and ride share vehicles to drop off / pick up patrons.
• The applicant is also proposing to operate a ferry service from Settler’s Cove Jetty to Noosa Woods
(western side of Hastings Street), exclusively available for the guests staying at the hotel. This would
further reduce the dependence on private vehicle considering these services are available for guest.
• Whilst the target market for the resort complex does not include tour groups, it is acknowledged that
there may be an occasional need for a coach to attend the site. It is intended that a “bus zone” be
created on Serenity Close adjacent to the pedestrian entry (close to retail) on north-west corner. Given
the expected occasional use, the width of Serenity Close (9.0m) and the low volume of traffic (380
vehicles / day), the location of this bus zone is considered acceptable.
Noting the above, a coach turnaround area is located on the cul-de-sac on Serenity Close has also been
designed to allow the coach to turnaround and exit Serenity Close as illustrated in TTM Drawing
22BRT0122-01 in Appendix C.
Further to the assessment above, it is acknowledged that the demands generated by the various uses will
fluctuate based on time of day, day of week and time of year. As such, the resort complex will implement a
Car Park Management Plan to ensures demands can be accommodated within the complex.
Therefore, the car parking proposed for the proposed development is adequate considering the alternative
mode of transport available for patrons and the services provided within the Resort Complex would primarily
cater the demand of the guest staying at the hotel.
