PLANNING & ENVIRONMENT COMMITTEE MEETING AGENDA 12 JULY 2016
Approved Plan
2. Development, including staging of the development, shall be undertaken in
accordance with this approval and must generally comply with the approved plans of
development. The approved plans are titled and numbered:
Plan Title Drawing Reference Revision Date Prepared by
Plan of Proposed CO-ROL-2015 A 11/09/2015 Palm Lake Works
Reconfiguration
and as may be amended by these conditions.
Lot Amalgamation and Road Dedication
3. The Plan of Survey must include any road reserve dedications for any necessary
road widening for the proposed roadworks, electrical transformers and truncation at
the intersection of Pearsons Road with Elm Street to ensure the existing power lines
crossing this corner of the site are located within road reserve. The new boundary
line setback from the power line shall be in accordance with ENERGEX’s
requirements and adequate to accommodate any proposed or future roadworks and
pathway at this corner of the site.
4. Pursuant to s342 of the Sustainable Planning Act 2009, the Development Permit for
Reconfiguring a Lot lapses if the subdivision plan has not been registered by the
relevant titles authority commenced by 21 July 2020.
C. Find the following are sufficient grounds to justify the decision despite the conflict with the
Planning Scheme:
1. The development provides a logical extension of the approved retirement use on
adjacent land and will support the retirement housing needs of Cooroy.
2. The rural zoned allotment does not support any significant rural activities or
agricultural values and the development will not affect Cooroy’s rural production
capacity.
3. The development will not adversely impact on existing residential and rural uses in
the area.
