MCU14/0106 Appendix J - Retail Needs Assessment
Suntop Plaza on Sunshine Beach Road is an arcade style centre which is home to a half dozen
mostly service orientated tenants.
There is also a wide range of street-front shops, cafes and restaurants at Noosa Junction. The street
front shops are concentrated along the Sunshine Beach Road strip and Lanyana Way, with a few tenants
operating along Noosa Drive.
Noosa Junction also accommodates the Noosa 5 Cinemas, the only cinema complex in Noosa, and a
broad range of boutique shops, cafes and restaurants. The 5-screen cinema hosts mainstream movies
and is served by a small at-grade car park behind the main strip. It is especially popular during holiday
periods.
A breakdown of retail floorspace categorised by ANZSIC Group is provided below in Chart 4.4. The
largest proportion of floorspace belongs to the Supermarket and Grocery Group (33%) as a consequence
of the Coles at Noosa Fair and the Supa IGA at Noosa Junction Plaza. As shown in Chart 4.4, the other
key store types in the Noosa Junction Business Centre are:
Cafes, Restaurants and Takeaway Food (constituting 13% of total retail floorspace);
Pharmaceutical and Other Store-Based Retailing (13%); and
Clothing, Footwear and Personal Accessory Retailing (11%).
Noosa Junction is generally used for ‘mission’ shopping, especially for tourists. While the recently
refurbished Coles is well utilised, due to its size and location, Target Country is less popular due to its
limited range and poor location.
There are around 85 non-retail tenancies across approximately 14,200 sq.m of floorspace at Noosa
Junction. The largest concentration of non-retail floorspace is situated within the Noosa Central block of
professional offices and suits on Bottlebrush Avenue adjacent to the Noosa Community Health Centre.
There is also a range of commercial services along Sunshine Beach Road and Lanyana Way, mostly on
the first floor above the retail tenancies at street level. The non-retail facilities and services at Noosa
Junction are quite diverse with medical and allied health uses, and legal and accounting uses each
comprising approximately 16% of total operating non-retail commercial floorspace.
The fact that Noosa Junction is close to the popular tourist accommodation and attractions at Noosa
Heads, as well as its broad mix of uses catering to various segments of the market, means that it can be
expected to be quite resilient (i.e. it is not exposed in a small number of specialist categories).
