4.7.2 NOOSAVILLE
Noosaville comprises the centre zonings of the Noosaville Business Centre, the Noosaville Visitor Mixed
Use zone and the Mary/Thomas Street Business Centre Precinct. It is located within the suburb of
Noosaville near to the Noosa River, approximately 2 km north from Noosa Civic, and within the primary
trade area of Noosa Civic.
Noosaville is also one of the principal visitor destinations in Noosa. The Noosa River, the riverside
6
parkland and the restaurants along the foreshore are the key attractions.
Noosaville Business Centre comprises a total of approximately 44,200 sq.m GLA. Of this, approximately
58%, or 25,700 sq.m, is retail GLA and 35%, or 15,400 sq.m, is non-retail GLA. Vacancies account for
around 3,100 sq.m of the overall GLA (refer Chart 4.6). Included in this floorspace analysis are home
based businesses that are situated within the Business Centre and Visitor Mixed Use zoning that
accommodates commercial uses.
It should be noted that there are also retail uses situated within the Industrial zoned land in Noosaville.
The industrial area comprises approximately 16,200 sq.m of retail floorspace of which the majority is
situated within a Bunnings Warehouse. Other retail floorspace tenants include Officeworks, sporting and
recreational stores as well as a few food catering establishments. In order to balance the Quantium
market shares for the impact analysis provided later in this report, the Noosaville postcode floorspace
estimate includes approximately 1,200 sq.m of food retail floorspace that was not collected within the
Urbis Land Use Survey. This floorspace is most likely to be situated outside of the Noosaville business
precinct.
The following floorspace summary and charts relate to the Noosaville Business Centre and Visitor Mixed
Use zoning only.
