MCU14/0106 Appendix J - Retail Needs Assessment
There are approximately 70 tenancies operating along David Low Way adjacent to the Coolum Beach foreshore. The majority of these are retail tenants and provide local residents and tourists with a limited range of food and beverage services, food retailing, apparel retailing and hair and beauty services. There is a disparate range of non-retail commercial businesses within the streets surrounding the Coolum Village Shopping Centre and David Low Way. COOLUM LOCAL CENTRE (WEST) The Coolum West Local Centre accommodates the Coolum Park Shopping Village, a supermarket centre located off South Coolum Road in the suburb of Coolum Beach, approximately 14 km from Noosa Civic. The supermarket centre is anchored by a 2,800 sq.m Woolworths supermarket and is supported by a small range of convenience retail and non-retail uses, totalling 770 sq.m GLA. At the time of inspection, there were three vacant retail stores. Immediately to the north of Coolum Park Shopping Village, at the intersection of Coolum South Road and Yandina-Coolum Road is a small collection of retail stores that focus on convenience facilities for residents and passing motorists. Tenancies at this small centre include takeaway food catering tenancies, a hairdresser, a video store, a computer store and a small hardware store. COOLUM LOCAL CENTRE (SOUTH) The Coolum South Local Centre consists of the Mount Coolum Shopping Centre, and the Mount Coolum Day Care Centre. The Mount Coolum Shopping Centre is a small supermarket centre located on the corner of Suncoast Beach Drive and David Low Way. It incorporates approximately 1,400 sq.m of retail GLA, including an IGA supermarket of approximately 600 sq.m. Other retail uses include restaurants, a bakery and a butcher. 4.11.1.2 PEREGIAN SPRINGS LOCAL CENTRE Peregian Springs is located approximately 9.3 km south east of Noosa Civic, within the secondary south trade area. This centre provides residents within the immediate community of Peregian Springs with convenience retail and service facilities. A survey of the Local Centre zoned land was undertaken in Peregian South. This included the Peregian Springs Shopping Centre at the corner of Ridgeview Drive and the Sunshine Motorway, and other Local Centre zoned land along Peregian Springs Drive. The total commercial GLA in these areas of Peregian Springs is approximately 6,000 sq.m. Approximately two thirds of this floorspace comprises retail uses and one third is occupied by non-retail uses. The Local Centre is anchored by the Peregian Springs Shopping Centre which comprises approximately 3,700 sq.m retail GLA and is anchored by a 2,800 sq.m Coles supermarket. The specialty retail floorspace at Peregian Springs focuses on providing convenience retail facilities to residents of the immediate catchment and includes a mix of food catering establishments, a baker, a newsagent, pharmacy and other retail service tenants. The shopping centre also comprises approximately 1,000 sq.m of non-retail commercial GLA and includes a medical centre, allied health professional suites and a vet. 4.11.1.3 EUMUNDI The township of Eumundi is located approximately 12 km south-west of Noosa Civic and is located within the secondary south trade area. This small strip centre provides residents and visitors with basic convenience retail facilities. Moreover, given the popular Eumundi Market and relatively large number of tourists that visit the town to visit the market, Eumundi would also capture a substantial amount of tourist expenditure. The designated centre zoning within Eumundi is concentrated along Memorial Drive. There is approximately 6,300 sq.m of commercial GLA in the township of Eumundi of which approximately 50%, or 3,100 sq.m, is classified as non-retail GLA and approximately 38%, or 2,400 sq.m, is retail GLA. Around 700 sq.m of floorspace was recorded as vacant which accounts for 11% of the total floorspace. The largest non-retail use at Eumundi is the Imperial Hotel, followed by a range of services expected of a small regional town.
