5.3 DEMOGRAPHIC PROFILE
The following section provides an overview of the key socio-economic characteristics of each trade area
sector. These statistics have been sourced from the Australian Bureau of Statistics 2011 Census of
Population and Housing and are benchmarked against the Queensland average. The key socio-economic
characteristics of the trade area population are detailed in Table 5.5 and are summarised as follows:

PRIMARY TRADE AREA
The primary trade area has the oldest average age profile of the trade area sectors, and very low labour
force participation due to the number of residents over retirement age. Household sizes are small, with
many households comprised of couples with no children, or lone persons.

Although incomes appear lower than average, there is a large number of residents who own their homes
outright; and therefore have a higher level of disposable income.

SECONDARY NORTH EAST SECTOR
The secondary north east sector is among the most affluent in the trade area with average annual
household incomes and per capita incomes at $72,841 and $41,431 respectively.

It is also characterised by a high proportion of couple only households, with high levels of home
ownership and households renting.

In terms of the employment characteristics, there are a high proportion of residents in the secondary north
east sector who are employed within white collar positions.

Ethnicity is high in this sector with approximately 26% of trade area residents born overseas, the highest
proportion across the main trade area sectors.

SECONDARY SOUTH EAST SECTOR
The secondary south east sector generally comprises a younger demographic and has the second
lowest average age in the main trade area.

Relative to the other sectors, the secondary south east sector comprises a high proportion of family
households who are currently within rental agreements or are in the process of purchasing their home–
home ownership is the lowest across the main trade area sectors. At 66%, this sector has the highest
labour force participation rates, and occupations are evenly spread across core white collar, other white
collar and blue collar employment positions.

This sector represents young families in the early stages of the family lifecycle and are relatively price
sensitive.

SECONDARY SOUTH SECTOR
The secondary south sector is the most affluent in the trade area with average annual household
incomes and per capita incomes at $75,257 and $40,221 respectively.

This sector is also characterised by a young family market with a high proportion of young children aged
between 0 and 15 years and young to middle aged adults aged between 20 and 49 years. Accordingly,
household sizes are larger and there are a higher proportion of family households, particularly families
with children less than 15 years of age. The majority of these households are currently in the process of
purchasing their home, while there is also a significant proportion that own their own home.
