Car Parking
       PO13
Sufficient on-site car parking is provided to accommodate the number and type of vehicles likely to be
generated by the residential use without impacting on the safety or amenity of the adjoining streets.

       AO13
Car parking is provided in accordance with Table 9.4.1.4 in the Driveways and Parking Code

The existing development provides for 10 car parking spaces with two proposed for residential use
to be enclosed. The remaining shops will include 162m2 of retail space, this equates to 8 car parking
spaces being required (1 space per 20m2).The dual occupancy attracts a car parking rate of 1
covered space per unit and 1 for visitors. The total carpark demand for the site is 11 car spaces.
Although not meeting the car parking AO, there is sufficient car parking at the rear of the site for
visitors to utilise the 8 spaces for the shops considering the land use.

4.5 Works Code
The site is connected to all existing services and does not propose any additional operational works.
The associated issue in regards to carparking is addressed as part of item 4.4 above.

Only building works for the carport and fitout including changes in classification are proposed.
Preliminary advise has been obtained from a building certifier which informs the layout of the units
and exits. Stormwater for the new carport can be conditioned to comply as part of the building works
approval as the area is covering existing hardstand area.

Nil – Outside the Koala Assessable Development Area.

5.1.2 State Planning Policy

The SPP includes assessment benchmarks that may be applicable where a local government
planning scheme does not adequately reflect the SPP. The Noosa Plan 2020 appropriately
integrates all SPP provisions, except for Natural Hazards, risk and resilience – coastal hazards – in
part. The site is not affected by the provisions.
