surrounding zoning and land use pattern.
3. The proposed development is consistent with the Noosa Plan 2020, with the site now
zoned District Centre.
C. Note the report is provided in accordance with Section 63(5) of the Planning Act 2016.
REPORT
1. PROPOSAL
The proposal seeks approval for a mixed use development consisting of a convenience shop and
offices on street level and 4 small dwelling units on the first floor. The proposal is split into 2
buildings separated by a vehicle access driveway.
To the east of the driveway is proposed 1 larger tenancy of 350m² for a convenience shop and to
the west of the driveway 5 x 66m² commercial tenancies with the multiple housing above. The 4
small dwellings are proposed between 80m² and 85m² gross floor area (GFA) each and would be
accessed from the rear of the building.
The development proposes a zero setback to the street boundary for ground floor tenancies and
between 1m and 3.3m to the small dwellings on the upper level. Ground floor side setbacks
proposed are 0.6m to the eastern boundary and 0.25m to the western boundary.
The proposal consists of a country style pitched corrugated iron roof with external materials
proposed, including a mix of face brick, horizontal expressed joint cladding, vertical timber look
battening, painted masonry, and a cantilevered 2.5m wide street awning with non-structural timber
feature posts.
Pedestrian access is provided to Diamond Lane with no vehicle access proposed to the Lane.
