                                                                                                            Final Report

B.2: Growth in Visitor Parking Demand
Noosa also attracts daily and overnight tourists, primarily from nearby regions. Noosa region experienced 1.1
million daily visitors and 1.045 million overnight visitors in the year ending March 2017 (Tourism Noosa, 2017)
(of which 51% were intrastate domestic visitors, 34% were interstate domestic visitors and 16% were
international visitors). The Sunshine Coast and Moreton Bay region, two nearby regions to the south of Noosa,
are expected to experience an increase in resident population of approximately 229,000 or 30% between 2017
and 2031, which will result in an increase in daily and overnight tourist trips, and associated parking demand, to
the region (ShapingSEQ, 2017). Key centres in Noosa Shire, such as Hastings Street, Peregian Beach and Sunshine
Beach are expected to experience a significant increase in daily and overnight tourist trips, and associated visitor
parking demand.

B.3: Future Development Capacity
An assessment of development capacity was prepared by Planning Insights around the development capacity
of each of the key centres in the region, based on and estimate of existing GFA for different zone classifications,
and estimated capacity under the Noosa Plan 2006. A summary of the outcomes of this assessment is shown in
Table B-2:

As the method of estimating current and potential GFA gave a range only, the average of current GFA and GFA
capacity has been taken to determine additional development potential. Development potential relative to
existing development GFA within centres and between centres is shown in Table B-3:
